Why would the landlord let you sublease the property rather than doing it himself

Most landlords either don’t have the TIME or the ABILITY to run an Airbnb business.

We’re NOT listing the property on Airbnb as is. We’re making a lot of changes. And most landlords don’t know how to do that.
 

And that’s why, the homeowners are more than willing to hand their properties to you.
 

Because if they choose to partner with you…
 

They will be earning FAR more money than they would have made otherwise.
 

I’m a landlord myself. So, I’ve been on the both sides of the conversation.
 

It’s free property management for these property owners. Usually, landlords pay 10% of gross revenue for this. So, it’s not that they’re doing you a favour by signing a lease. 
 

This is a win-win scenario.

I have a full-time job. Will I be able to do this?

Yes. Almost all of my students are running this business along side their full-time jobs. 


You only need to dedicate 1-2 hours per day for about 4-5 days a week until you set up the property … and just 1 hour per week once it’s set up. So, it’s truly a semi-passive business.

What do I do if I live in an area where Airbnbs are illegal? Or the regulations are super tight? Or the market is not profitable

Since March, each month of 2023 has seen approximately 2,000,000 more demand nights compared to 2022. (Source: Airdna)

 

In April, not only did the demand increase by 12.6% year-over-year to well over 18 million nights stayed…
 

We also saw booking growth rates spring up to 16.4% YOY … up from 10.4% in March.

 

July 2023 broke the record for the most short-term rental (STR) stays in one month, with 35.4 million nights stayed, beating the previous high recorded in July 2022 by 9.4%.

 

Since March, each month of 2023 has seen approximately two million more demand nights than the same month in 2022.  July was not much different, with 2.1 million more nights in 2023 than in 2022.

In September, demand for STRs grew in 45 of the top 50 markets. 
Airbnb's revenue per listing soared by 20% in Q2 2023.

 

So, it’s safe to say that in spite of the economic certainty caused by the recession and inflation, Airbnbs have maintained their popularity.

 

And apart from this data, I’m also seeing what’s happening inside this space at the ground level through my community. (you can scroll above and see the results my students are getting after following my process)

 

The demand is huge and we’re getting a small piece of a big pie.
